Ryerson horizontal milling machine. Runs of 220 single phase with variable speed. Around 5000lbs This machine is in good shape with power feed and rapid traverse on all axis comes with lots of tooling. Vice, rotating indexing head with 5c collets and a 4 jaw chuck, tilting angle table, big 90 degree angle plate, tons of arbours, spacer, boring bars, end mill holders, collet chucks etc Lots of cutters as well plain, side, facing, profile, gear cutting, gear hobbing, big drill bits (5mt) etc. Has a homebrew cutter grinder included as well. Lots more than what's in the photos.

You are young yet. Must be a thousand things to spend money on to regret afterward..... So many things to buy, so little time!

A bigger shop might well be the one thing you will NEVER regret no matter how old you get!

Oh I know… we need to get through the house renovation first then think about garage renovation.
One thing we are mindful of is that we have two teenagers who are living in a city with insane rental rates. Our municipality is keen to increase housing density so we’re looking at how we can potentially create separate housing for them or others and add shop space.
Based on previous posts here I’m not confident that we’d be able to build on top of the garage. So that would mean a tear down and rebuild. Mucho dinero!
 
IIRC anything you do with increasing the height of the garage involves rehoming the power and coms lines. Probably be best to run all to the garage and then distribute to the house.
Is the house already 200 amp or is the reno going to require you to upgrade?

House is 200A already so that’s a plus. And yes it would have to come to the garage first and then to the house.
Pacific Home has a garage with living space above plan that we liked. Priced at $125-$175 sq ft not including
  • Excavation
  • Foundation
  • Labour to assemble the package and home onsite
  • Electrical
  • Plumbing
  • Heating
  • Cabinetry
  • Flooring
  • Interior paint
  • Appliances and fixtures
  • Service hookups (water, sewer, electricity)

They make the all the framed walls and trusses in their factory and then ship them to the job site. With IKEA instructions
 
I've always liked this design. I know I could fit it on my property but then the issue is that since the property is subdividable I'd be adding the value of the carriage house to the resale value and removing the price of a lot for a full size house which is more than the price of the carriage house.

It's called sunk cost. In other words money you will never get back. It's the same with farm buildings here. Farms sell by the acre not by how many buildings there are. So you don't build barns for resale value - you build them because you want them.

Did you buy for the resale value or because you want a nice place to live?

It's a beautiful carriage house. I could even see an apartment or an office or an art studio or even a dance studio upstairs.

The only thing I don't like is the shingles.

Yes. That's like the landscaped boulders and path we had installed. If we were to subdivide some of them would no longer be on our property so we'd move them back before the legalities. We put the boulders in to prevent people parking or even doing donuts in our yard. Although that didn't help with this one younger driver who decided to park in front of one of the trees.

Given the trajectory and the boulder she dislodged had she not hit, turned and flipped she'd have been head on into that tree since there was otherwise nothing to stop her. As it was, no one was injured.
