12x36 lathe 220v 2hp lathe, $4500, Aldersyde, AB

That is way, way too much money.

He is comparing it to a nice fully loaded new 12x36 that is a much better lathe. Also he does not offer much in a way of tooling. In fact he is missing some standard tooling such as steadies (2) and face plate.

Also, this feels familiar - was it an estate sale lathe few weeks ago?
